Overview
Living in The Woodlands
The Woodlands began in 1974 as a master-planned community of villages built around 28,000 acres of forest. Homes, shops, and offices are tucked into the trees, and miles of trails connect neighborhoods to parks and the town center. Market Street, The Woodlands Waterway, and the Cynthia Woods Mitchell Pavilion give it the amenities of a small city about 30 miles north of downtown Houston.

Insider notes
What to know before you buy
Each village is different
Prices, home ages, and lot sizes vary widely from one village to the next.
Check the taxes
Taxes depend on the county, school district, and other districts a home sits in. Compare total cost.
Commute
I-45 and the Hardy Toll Road connect to Houston, but plan for traffic at peak times.
Township rules, plus your HOA
The Woodlands isn't a city. It's governed by The Woodlands Township, and community covenants apply to nearly every property. Most exterior changes, like pools, patios, additions, and even some landscaping, need approval from your village's design review committee before work begins. Some neighborhoods, especially gated sections, also have their own HOA with additional rules and fees, so review both before you buy.

EAT & DRINK
Market Street
A walkable, open-air town center with restaurants and patios around a central park lawn. On Friday evenings, Live on the Lawn brings music to the green.
Amrina
Modern Indian small plates and a chef's table experience from Chef Jassi Bindra in Waterway Square. Its wine program has earned recognition from Wine Spectator.
Charolais by Chef Austin Simmons

Fielding's Local Kitchen + Bar
A neighborhood favorite in Creekside Park, with a farm-to-table menu and an unexpectedly upscale feel. The building itself is made with reclaimed Douglas fir.
Hearsay on the Waterway

PARKS & OUTDOORS
The Woodlands Waterway
A landscaped pedestrian waterway lined with restaurants, hotels, and patios, with water taxis connecting Town Center. It's at its best for an evening walk, when the lights come on along the water.
George Mitchell Nature Preserve
Trails through protected forest along Spring Creek. It's one of the best places to see The Woodlands as it was before development.
Lake Woodlands
A lake in the heart of the community for paddleboarding, kayaking, and waterfront walks. Paths along the shore connect to the wider trail system.
Hike and bike trails
More than 200 miles of trails connect neighborhoods, parks, and Town Center. Many residents can walk or bike to everyday destinations without crossing a major road.
SHOP & EXPLORE
Cynthia Woods Mitchell Pavilion
An outdoor amphitheater that hosts major concerts and performances throughout the year. Lawn seats on a spring night are a Woodlands tradition.
Market Street
Boutiques, luxury retailers, and Reel Luxury Cinemas in a walkable setting. It's the place to spend an afternoon shopping and then stay for dinner.
The Woodlands Mall
Major department stores and national retailers in Town Center. It sits steps from the Waterway, so it's easy to combine with dinner.
